The price of commercial carpet cleaning can vary depending on the soil level of your carpets and the method of cleaning the commercial cleaning service uses.
The two most common methods of carpet cleaning.
Very low moisture carpet cleaning and hot water extraction are also known as steam cleaning.
Brief Description of Very Low Moisture Carpet Cleaning
Very low moisture carpet cleaning is when you use a bonnet pad, encap cleaning agents, and a rotary or oscillating pad machine to clean the carpets. Here's a photo of very low moisture carpet cleaning. You can also use what they call a counter-rotating brush machine (CRB).
Very low moisture carpet cleaning is a good method for commercial carpets, in my opinion.

Brief Description of Hot Water Extraction, Commonly Called Steam Cleaning
So when you have your carpets hot water extracted or steam cleaned, it's the same method, just different terminology. Some machines can get more heat. So we will call it hot water extraction just to keep it simple. In the hot water extraction process, the commercial cleaning service will spray a pre-spray cleaning agent, then use a truck mount or portable machine to rinse and extract to remove as much dirt as possible. Normally, hot water extraction will cost more.
The price range is between $0.20 and $0.35 per square foot, and it also depends on how many square feet you have. You may not have enough carpet to give a price per square foot, and you may have to pay a minimum charge. Minimum charges can range from $100 to $200.
For the commercial cleaning service to come out and clean your carpets, I do want to note that these prices I am giving you are for the Southern Indiana and Louisville, Kentucky area. Other parts of the country may be less or more expensive. I can only speak about the area I know.

The price range for commercial very low moisture carpet cleaning can range between $0.08 to $0.25 a square foot, depending on how much carpet you have. If you do not have much carpet, there could be a minimum charge of $100 to $200 to come out to clean the carpet.
Which method is better: hot water extraction or very low moisture for commercial carpets?
Each cleaning method has its benefits, but for commercial carpet, you can do very low moisture cleaning as often as you want, but hot water extraction should be done at least every year or so.
